James Kilpatrick Managing Broker	James Kilpatrick is the Managing Broker of Kilpatrick and Company Investment Real Estate Brokerage.  His career began in 1998 with a major national firm specializing in investment property brokerage where he received numerous achievement awards and was an associate director of the multi-housing group. He has been involved in investment transactions of varying sizes and products types, but he specializes in San Francisco East Bay Area Multi-Family investments and Nationwide Net Leased properties.  Broker's License: 01277022 James is a San Francisco Bay Area native and has experience as a Bay Area business and property owner. He has ownership experience with apartments, office, NNN retail, industrial, and restaurant properties. He participates extensively in local property owner organizations. Currently, he serves on the board of directors, is a regular contributing writer for the newsletter and is the president for the Berkeley Property Owners Association (BPOA).  He also serves on the board of directors for the Rental Housing Association of Northern Alameda County (RHANAC) and contributes to their monthly publication. He is a member of the Rental Housing Owners Group (RHO), the Investment Marketing Forum (IMF), Northern California Regional Investment Forum, and Investment Property Marketing Group (IPMG). Mr. Kilpatrick regularly attends meetings of these organizations, in addition to other industry seminars and broker and investment forums.
Don Holm Investment Associate	Don Holm is an Investment Associate at Kilpatrick & Company bringing more than 20 years of national and international business management experience. From startup venture capital finance to land development Don understands the due diligence required on each transaction. He has owned businesses in the wine and waste industries, and continues to own a vineyard in Sonoma County. Since joining Kilpatrick & Company, Don's primary client focus is on Berkeley apartment building sales, retail commercial 1031 exchanges, TIC and national NNN lease properties. Don is a current member of the BPOA and its committee chair on "soft story".
Janice Sangster-Phalen Broker Associate	Janice Phalen is a Broker Associate at Kilpatrick & Company. After two years in commercial leasing representing tenants, she entered investment property sales specializing in Southern Alameda County Office and Retail Investments. Her background includes fifteen years in hi-tech sales organizations, working in large company (IBM) and start-ups. A graduate of the University of California, Davis, with a degree in Agricultural and Managerial Economics.
Rich Martini Investment Sales Associate	Rich Martini brings over 25 years of experience in the business and sports world to Kilpatrick & Company Investment Real Estate as an Investment Sales Associate with a specific focus on investment properties in Castro Valley, Hayward, San Leandro, Albany, El Cerrito and Richmond. Rich was most recently the Managing Director/ President of Velocity Sports Performance in Dublin, CA. Prior to starting Velocity in February of 2004, Rich founded San Leandro, CA based Diamond Micro Solutions in 1982, and served as the President/CEO of this IT Solutions Provider until 2002. Prior to his years with a technology start-up, Rich spent 5 years in the National Football League as a wide receiver for the Oakland Raiders and New Orleans Saints from 1977-1981. The highlight of his career includes an appearance in Super Bowl IV with the World Champion Oakland Raiders in 1980. Rich graduated from U.C. Davis with a B.S. in Business Management. Grant Chappell Investment Sales Associate	Grant Chappell is an Investment Sales Associate at Kilpatrick & Company. After graduating from California Polytechnic State University in San Luis Obispo with a degree in Business Administration and a minor in Spanish, Grant has worked exclusively in Real Estate. Before joining Kilpatrick and Company, Grant worked for one year at Wells Fargo's San Leandro Office specializing in purchase and refinance mortgages and equity lines of credit. This experience provided him a firm understanding of Escrow Management, Real Estate Finance and Property Values, and the customs and legislation of Alameda County. Grant currently serves on the Board of Directors for RHA, the RCPC Land Use Committee and is a member of Lead 21. Since joining Kilpatrick & Company, Grant has been involved in over 20 transactions involving Multi-Family, Mixed use, Retail, Office, and Industrial investment properties. He specializes in East Bay Multi Family investment properties.
Jai Kohli Sales Associate	Jai Kohli is a Sales Associate at Kilpatrick & Company. Jai graduated from the University of California, Berkeley with a degree in Political Science, concentrating on political economy. While in school, Jai served as an economic development intern for the city of Berkeley, a political strategy and communications intern for a premier boutique San Francisco political consulting firm, and was the assistant director of a large, national fundraising campaign. Jai has several years of web marketing experience, having co-founded a successful web hosting and design business in 1998 and was recently an account executive at the nation's largest online lead-generator for residential real estate agents, where he helped agents and brokers design and implement online marketing campaigns. He is also currently a commissioner on the Alameda County Human Relations Commission. Jai specializes in the disposition and acquisition of multi-family properties on the island of Alameda, CA and representing investors on the purchase of low-maintenance, high-yield net leased properties nationwide. After receiving his Bachelor's degree, he continued his education by receiving an Associates degree in Real Estate from Merritt College and is a member of several commercial and investment real estate networks. He is also currently a candidate to earn the highly-respected CCIM designation through the CCIM Institute.
Zach Evanish Sales Associate	Zach Evanish is an Sales Associate at Kilpatrick & Company. Since graduating from Saint Mary’s College in Moraga with a degree in Business Administration, Zach has worked exclusively in the Commercial Real Estate field. Zach worked for two years in a top commercial appraisal firm and has extensive knowledge concerning the various ways that properties are valued. Zach is an active member of the Contra Costa County Sector of the California Apartment Association where he is a Board Member and the Chair of the Industry Partner Committee. Zach regularly attends City Planning and Land Use meetings. Since joining Kilpatrick & Company, Mr. Evanish has been involved in over 25 transactions involving Multi-Family, Mixed use, Retail, Office, and Industrial investment properties. Will Blucher Sales Associate	Will Blucher is a Sales Associate at Kilpatrick & Company Investment Real Estate Brokerage. A recent graduate of the University of California, Berkeley, Will earned his Bachelors degree in Legal Studies with a minor in Business Administration. He began his career in commercial real estate as an intern while in his final year at Cal. His extensive knowledge of the East Bay commercial real estate market will ensure his clients unparalleled information and service. Will has been involved in 20+ transactions of varying property types including multi-family, office and mixed use throughout the East Bay. Stephan Goyne Sales Associate	Stephan Goyne is a Sales Associate at Kilpatrick and Company. He focuses on multi-family apartment buildings in Oakland and San Francisco.   After graduating from UC Santa Cruz in 2000, Mr. Goyne pursued a career teaching in the Oakland Public School System. Seven years of teaching ushered in a career transition to Commercial Real Estate at Kilpatrick and Company.  In his first year, Stephan participated in 9 investment transactions. The multi-faceted Mr. Goyne is the co-founder and manager of  Rocha Brazilian Jiu-Jitsu Academy where he claims that his ten years as a competitive martial artist has successfully prepared him for the mental challenges associated with the world of commercial real estate.
Jose Martinez Sales Associate	Jose Martinez is a Sales Associate at Kilpatrick & Company. Jose graduated from the University of California, Berkeley in 2002. From startup venture capital finance to land development, Jose understands the due diligence required on each transaction. Since joining Kilpatrick & Company, Jose’s primary client focus is in Oakland multi-family investments, mixed-use and land developments as well as 1031 exchanges and national NNN lease properties.
Armando Elizondo Investment Analyst	Armando Elizondo is an Investment Analyst with Kilpatrick & Company. He actively works with property owners in the East Bay and specializes in helping property owners with the disposition and acquisition of multi-family properties. He also provides owners with alternatives to the landlord responsibilities associated with large, multi-family buildings. Armando graduated from Claremont McKenna College with a degree in Political Science and a minor in Legal Studies. He is versed in all aspects of the multi-family housing industry, as well as extensive construction and property rehabilitation experience. Armando has used his talents over the last eight years to assist his family in developing a significant real estate portfolio and  is actively involved in the rehabilitation and daily management duties.
Osvaldo Munoz Investment Analyst	Osvaldo Munoz is an Investment Analyst at Kilpatrick and Company. He graduated from UC Santa Cruz in 2005 with a B.A. in American Studies and a minor in Education. While at Santa Cruz he also became very interested in business, taking a number of Economics classes and participating in the student business club, which met weekly to discuss different aspects of the business world. After graduating from UC Santa Cruz, Osvaldo promptly enrolled in Merritt College’s extensive real estate program in order to pursue his business career. Taking various courses in the field, he received his A.A. degree and joined Kilpatrick and Company shortly after where he specializes in multifamily investments, NNN leases, and exchanges. Osvaldo, born and raised in the Bay Area, focuses primarily in the Oakland area where he grew up. He is bilingual, with the ability to speak, read, and write, at both a conversational and professional level in Spanish and English, giving him the ability to assist a diverse range of clients.
